Shovel-Ready Sites

The Partnership continues to identify the need for shovel ready sites and has adopted this strategy as a primary initiative. As land becomes increasingly more important relative to availability, cost, proximity to markets, environmental concerns and permitting, the ability to identify and prepare suitable sites for development becomes critical to the development of ratables and a spectrum of job opportunities.

The ability to proactively streamline the approval process makes Sullivan County more competitive in the economic development arena. The County’s first successful effort was the creation of a corporate park, the Emerald Corporate Center. The opportunity to direct development to areas more accepting and more appropriate with broader development parameters makes long term sense.  Over the past years, several shovel ready sites have become available. The Partnership has also aided developers in exploring other sites in the Sullivan County community in close proximity to NYS 17/I-86. These sites hold the promise of larger more sophisticated projects due to their size and location and have the potential for partnerships between the private and public sectors.  The Shovel Ready concept is not limited to solely industrial and commercial uses and can be used for other types of development where warranted. Use of this tool will be encouraged for residential and retail/commercial developments where deemed acceptable and prudent by host communities.
